What is KIKS?

KIKS is a vacation rental platform and property management system (PMS) designed with hosts in mind. We combine transparent booking, operations management, and compliance-ready tools in one platform. Guests get verified listings with honest pricing, while hosts get full control over their properties with optional full-service management.

How do I book a property?

  1. Search by location and dates on our properties page
  2. Select a property and review full pricing, photos, and amenities
  3. Click "Book Now" for instant confirmation
  4. Receive booking details and check-in instructions via email

What payment methods are accepted?

We accept all major credit and debit cards including Visa, Mastercard, American Express, and Discover. All payments are processed with bank-level encryption and security.

Are there hidden fees?

No. KIKS shows you the complete price upfront—including all taxes, fees, and surcharges—before you book. What you see is what you pay.

What is the cancellation policy?

Cancellation policies vary by property and are clearly displayed before booking. Many properties offer flexible cancellation up to 24-48 hours before check-in for a full refund. Review the specific policy on each listing page.

How do I contact my host?

After booking, you can message your host through the KIKS platform. Check-in instructions and host contact details will be sent via email. Hosts typically respond within a few hours.

What if I have an issue during my stay?

Our support team is available 24/7 via phone, email, or messaging. Contact us at support@kiks.com or through your booking dashboard. We'll work quickly to resolve any issues.

Are all photos on listings accurate?

Yes. Every property on KIKS is photographed professionally and verified. What you see in the listing is exactly what you'll get—no surprises.

Can I modify my booking after confirmation?

Booking modifications depend on the property's policies and availability. Contact your host or our support team at support@kiks.com to request changes.


For Hosts

How do I list my property on KIKS?

  1. Register as a host
  2. Complete your host profile and property details
  3. Upload professional photos (or schedule our photography service)
  4. Set your pricing, availability, and house rules
  5. Publish your listing

What are the hosting options?

  • Self-Managed: You handle guest communication, cleaning, and operations using our PMS tools
  • KIKS-Managed: We handle everything—guest communication, cleaning coordination, pricing optimization, and operations

What fees does KIKS charge hosts?

Our fee structure is transparent and clearly outlined during onboarding. Contact our team for current pricing or see your dashboard for your specific rate.

Do you provide liability coverage?

Yes. All KIKS hosts receive $1M liability coverage as part of the platform. Additional insurance options are available through our partner Safely.

Can I sync my calendar with other platforms?

Yes. KIKS supports iCal sync with other OTAs and calendar platforms to prevent double-bookings. See our iCal Sync Setup guide for instructions.

What integrations does KIKS support?

We integrate with:

How do payouts work?

Payouts are processed according to your payment schedule (typically 24-48 hours after guest check-in). You'll receive detailed statements showing booking revenue, fees, and taxes. See Understanding Payouts for details.

Can I create manual bookings?

Yes. Hosts can create manual bookings for direct reservations, family stays, or offline bookings through the dashboard. See Creating Manual Bookings.


Bookings & Payments

When will I be charged for my booking?

Payment is processed immediately upon booking confirmation. You'll receive a receipt via email with the full breakdown of charges.

Is my payment information secure?

Yes. All payment information is encrypted using bank-level security. We never store your full credit card details, and we never share your payment information with hosts.

Can I get a refund?

Refunds are subject to the cancellation policy of the specific property. Cancel within the allowed timeframe for a full or partial refund according to the property's policy.

What if the host cancels my booking?

If a host cancels your confirmed booking, you'll receive a full refund immediately and assistance finding alternative accommodations if needed.

Do I need to pay a security deposit?

Some properties require a refundable security deposit, which will be clearly shown before booking. Deposits are held and released according to the property's damage policy.


Property Details & Amenities

What amenities are provided?

Amenities vary by property and are listed on each property page. Common amenities include:

  • WiFi
  • Full kitchen
  • Linens and towels
  • Air conditioning / heating
  • Parking
  • Pool (select properties)
  • Hot tub (select properties)

Are towels and linens provided?

Yes. All KIKS properties include fresh linens (sheets, pillowcases, blankets) and bath towels as standard. Beach towels and pool towels may vary by property—check the listing details.

Is there WiFi?

Most properties include complimentary WiFi. Check the amenities section on the listing to confirm.

Can I bring pets?

Pet policies vary by property. Use the "Pet-Friendly" filter when searching, or check the house rules on individual listings.

What is the occupancy limit?

Each property has a maximum occupancy limit based on bedding capacity and local regulations. Exceeding this limit may result in additional fees or booking cancellation.

Is KIKS safe and verified?

Yes. We verify all properties, require professional photography, and screen both hosts and guests. We also provide $1M liability coverage for hosts and secure payment processing for guests.

What should I do in an emergency?

For life-threatening emergencies, always call local authorities (911) first. Then contact our 24/7 support team for assistance with booking-related issues.

How are guest reviews handled?

Reviews are posted after checkout and are visible to both hosts and future guests. We encourage honest, constructive feedback. See our Review Guidelines for details.

Can I report a safety concern?

Yes. Report any safety or security concerns immediately to support@kiks.com. We take all reports seriously and investigate promptly.


Technical & Account Questions

How do I reset my password?

Click "Forgot Password" on the login page and follow the email instructions to reset your password.

Can I have both a guest and host account?

Yes. You can use the same email for both guest and host accounts. Select your role when logging in through the role selection page.

What browsers are supported?

KIKS works best on the latest versions of Chrome, Safari, Firefox, and Edge. See our Browser Compatibility guide for details.

Is there a mobile app?

We're currently developing a mobile app. In the meantime, our website is fully mobile-responsive and works great on all devices.

How do I delete my account?

Contact support@kiks.com to request account deletion. Note that you cannot delete your account if you have active bookings.
